Residency and Citizenship – Key Investment Thresholds

  • Minimum property value: USD 200,000 cadastral/valuation value for residence permits based on property ownership, generally across all regions.
  • Typically granted for 1–2 years, renewable as long as ownership continues.
  • Minimum USD 400,000 in eligible real estate (one or several units), with a 3-year no-sale restriction registered on the tapu.
  • Spouse and children under 18 can usually be included in the same application.
  • USD 500,000 fixed-capital investment, bank deposit, government bond, investment fund units or private pension contribution held for at least three years.
  • Job creation for at least 50 employees verified by the competent ministry.

Legal Framework & Key Restrictions for Foreign Buyers

  • Foreign individuals can generally buy residential, commercial and land plots in areas where private ownership is allowed, subject to national-security zones and district caps.
  • Overall limit of 30 hectares per foreign individual across Turkiye and a cap of 10% of privately owned land per district.
  • Vacant or undeveloped plots often require a project submission within two years to the relevant authorities.
  • Foreign companies established under foreign law may only acquire immovable property under specific statutes (such as tourism, oil or industrial-zone laws), whereas Turkish companies with foreign capital can generally buy real estate if it serves their corporate purpose.

CCS Law will tell you at the outset whether a particular asset or structure is legally feasible and compliant with these limits.

Fast Risk Management: Title, Restrictions & Asset Freezing

Where we detect urgent risk – for example, a seller attempting to resell a property, disputes between co-owners or fraudulent disposals – we can:
  • Apply for cautionary annotations and other protective entries on the tapu where appropriate.
  • Work with local counsel to seek interim injunctions and freezing measures over the property or related bank accounts, where the evidence and circumstances justify it under Turkish procedural law.
  • Coordinate with notaries, banks and the Land Registry so that funds and ownership transfer only when all legal and contractual conditions are met.

Frequently Asked Questions – Buying Property in Turkiye as a Foreign Investor

Yes. Most nationalities can buy real estate in Turkiye, provided the property is not in a prohibited military or security zone and district-level caps are respected.

CCS Law will verify eligibility for your nationality and the specific asset before you sign or transfer any funds.

For a real-estate-based residence permit, the property’s declared value must generally be at least USD 200,000 in the cadastral and valuation records.
We structure the transaction so that:
  • The valuation and tapu values align with the legal threshold, and
  • The district is not closed to new residence-permit applications.
To apply for Turkish citizenship by investment via real estate, you must invest at least USD 400,000 in one or more qualifying properties and undertake not to sell them for three years, which is recorded as a restriction on the title deed.
CCS Law can:
  • Select and structure the purchase to reach the threshold,
  • Manage the SPK valuation and bank-transfer requirements, and
  • Coordinate the citizenship filing and follow-up for all eligible family members.
In practice, once the real estate purchase and eligibility certificate are completed, citizenship approval commonly takes around 6–9 months, depending on workload and documentation quality.
We front-load the file (translation, police-clearance checks, family documentation) to minimise delays.
